Jolly Ranch Development Moving Along For East Cadiz

A quick drive past the “Jolly Ranch” development in Trigg County along US 68/80, and one can easily tell business is booming.

Restaurants in Senor Lopez and Bambino’s have been open and remain busy, while construction on Five Star, Family Dollar Tree and a new location for the locally-owned Trigg Liquors continue to move at a rapid pace.

Scott Jolly, property and development owner, noted that Five Star officials have indicated to him that a mid-May target opening date seems feasible, the liquor store is “close,” and it’s currently undetermined on the Family Dollar Tree.

Once he sold the properties, Jolly said their development calendars “aren’t his business” with which to interfere, but naturally he remains interested and invested as the projects take shape.

With six parcels still up for sale in the development, Jolly said new discussions will open soon.

Jolly said there’s full belief that this will be a “good development, when all is said and done,” especially as blacktopping for the businesses and the adjoining Jolly Drive roadway could usher in a potential new round interested commercial parties.

Officials have already mostly completed turn lanes for the intersection, too, which in future years has a chance to be another large entrance into the City of Cadiz.

As for Trigg Liquors, owner/operator Scott Sanders said things are moving along well on the construction route, and the decision to relocate from nearby Glenwood Mill to family property was a tri-fold opportunity.

It removes a rental fee from his business ledger, puts his store on a frontage road for more visibility and begins a quest for equity — in which he can choose to reinvest either back into the facility, or in other ventures.

The plans for his liquor store had been scheduled for a number of plats in the Jolly Ranch development, only to continually get subverted as new businesses climbed aboard the concept.

Now, he’s definitely where he wants to be.

Sanders also noted that while West Cadiz continues to develop in its own way — focusing on antiques, boutiques, a Trigg County Farmer’s Market and Junque Fest and needed open space for the annual Country Ham Festival — East Cadiz is only going to continue to grow along US 68/80.
